Terms of use and booking
These platform terms explain how the current ChezFrance marketplace is structured. A transaction also has a dated, versioned booking agreement and property-specific terms.

Who provides the accommodation
Gites.co.uk Ltd operates the ChezFrance marketplace. The identified owner or agency provides the accommodation and is the merchant of record. ChezFrance facilitates discovery, booking records and connected-account payment processing; it is not presented as the accommodation provider.
ChezFrance does not add a guest booking fee. The provider’s accommodation price and any compulsory property charges are included in the recorded quote. A standard Pay As You Go listing has no upfront or annual ChezFrance listing fee and ChezFrance normally earns an application fee from the provider at the standard rate of 10%. Stripe processing and connected-account charges are separate provider costs. A different rate applies only through an expressly recorded account override or a limited, property-specific grandfathered entitlement for an eligible existing paying Gîtes customer; a current or future Gîtes subscription does not create 0% ChezFrance terms automatically.
Request first and Instant Book
A request-first property sends the guest’s dated request to the owner or agency for a decision before the payment step is made available. Sending a request is not, by itself, a confirmed booking or a card payment.
Instant Book is available only where it is explicitly enabled and labelled for a property that passes the required price, calendar, publication and connected-payment checks. It does not change the identity or responsibilities of the accommodation provider and merchant of record.
Prices, terms and payment records
Availability and price are checked from the locally published catalogue and calendar. A quote can include an initial amount and a scheduled balance. Late bookings may make the full balance due at the payment step.
The booking flow snapshots the applicable guest terms, cancellation-policy version, property-rules version, price, charges, commission and payment schedule. Provider-supplied property content and rules remain attributable to that provider. Stripe processes the payment in the connected merchant account.
ChezFrance and Gîtes.co.uk listing routes
An eligible ChezFrance Pay As You Go property may also appear as a complimentary controlled promotional listing on Gîtes.co.uk. That placement does not expose the owner’s or agency’s direct contact details or external booking links: it sends the guest to ChezFrance, where the ChezFrance booking route, safeguards and recorded terms apply.
Gîtes Direct is a separate annual-subscription product for direct enquiries. A property’s presence on both services does not turn a ChezFrance enquiry or booking into a direct Gîtes transaction, and it does not change the accommodation provider or merchant of record.
Appropriate use
Do not attempt to bypass access controls, interfere with availability or payments, submit false booking or property information, misuse private messages, or use another person’s account or booking link. ChezFrance may restrict access needed to protect guests, providers and transaction records.
Listings, traffic, enquiries and bookings are not guaranteed. Optional owner tools support operations but do not replace the provider’s own legal, tax, safety and accommodation responsibilities.
